Treat the contamination without punishing the surface

Soft washing is a carefully controlled exterior cleaning process that combines low pressure with a treatment selected according to the surface and the type of organic contamination present.

It is particularly useful for exterior materials that may be vulnerable to marking, scarring or disturbance from aggressive pressure cleaning. Rather than simply removing what is immediately visible, the process is intended to treat suitable organic contamination while preserving the appearance and integrity of the surface as far as reasonably possible.

Every property is assessed individually. We consider the type and age of the surface, coatings or finishes, existing condition, access, drainage, surrounding planting, weather conditions and the likely cause of the staining.

Render can become discoloured by algae, atmospheric soiling, water run-off and other organic growth. The correct approach therefore depends on the render system, condition, coating and underlying cause rather than simply how dirty the wall appears.

Excessive pressure can damage delicate finishes, loosen already weakened areas or introduce water into existing cracks. For this reason, we favour a measured low-pressure approach wherever appropriate.

Professional cleaning can significantly improve suitable staining and organic contamination, but it cannot repair damaged render, failing coatings, structural cracking, defective guttering or other underlying building defects.

How Our Soft Washing Service Works

1. Assess the surface
We review full-elevation and close-up photographs or arrange a site visit where required to understand the surface, material, contamination, condition and access.

2. Identify defects and surrounding risks
We look for visible cracks, loose render or pointing, coating failure, drainage problems, difficult access and nearby areas that may require particular protection.

3. Agree the appropriate approach
We explain the proposed cleaning method, scope, likely outcome and any exclusions or limitations before work begins.

4. Protect and treat carefully
Adjacent surfaces, planting and relevant property features are considered before the selected treatment is applied using suitable equipment, controlled pressure and techniques appropriate to the surface.

5. Complete the clean-down and explain what happens next
Following treatment, we provide guidance on drying, gradual improvement and any relevant repair, maintenance or follow-on requirements.

Soft washing and pressure washing are not interchangeable services.

Pressure washing relies primarily on mechanical cleaning power and is well suited to many robust hard surfaces such as suitable paving, concrete and other durable exterior areas.

Soft washing uses much lower pressure and an appropriate treatment to deal with suitable organic contamination on more sensitive surfaces, including many rendered, painted or coated exteriors.

The correct method depends on the material, condition and type of contamination. We will not recommend high-pressure cleaning simply because it is faster where a lower-pressure approach is more appropriate.

Equally, not every surface or stain is suitable for soft washing. We assess the area first and explain which approach we believe is appropriate before work begins.

Soft washing is not limited to domestic homes. We can assess suitable exterior surfaces at larger private properties, estates, schools, nurseries, offices, commercial premises and managed sites across Merseyside, the Wirral and surrounding areas.

Larger and operational sites require additional consideration around access, pedestrians, vehicles, neighbouring areas, drainage and the safe management of the work area.

Where appropriate, we can assess the elevations and affected surfaces, discuss practical access arrangements and agree the scope before work is scheduled.

For larger buildings or sites, work may also be planned in sections where this provides a more practical and controlled approach.

Aftercare and honest advice

Following treatment, we will explain when the final result can reasonably be assessed and what level of gradual improvement may still occur as the surface dries and weathers naturally.

Some organic staining can continue to fade after treatment rather than disappearing instantly. This does not necessarily mean further cleaning is required.

Where appropriate, we may also highlight practical measures that could help reduce recurring staining, such as addressing leaking gutters, persistent water run-off, excessive moisture or other conditions that encourage organic growth.

Cleaning will not correct underlying defects. If damaged render, failing coatings, cracks, defective drainage or another building-related issue is contributing to the problem, we will explain this rather than repeatedly treating a symptom that requires repair.

Where separate repairs, recoating or specialist maintenance would be beneficial, we will make that clear and treat it as a separate requirement.
