We assess material, age, joints, drainage, staining and nearby features before cleaning. Robust hard surfaces and delicate exteriors should not be treated as though they are the same thing.

Sealing can be assessed as a separate option only where the surface and existing finish make it sensible.
Assessment before action
Pressure is a tool, not a one-setting answer.
Surface type, condition, jointing, coatings, nearby render, drainage, staining and access all affect the method. We do not pressure wash delicate surfaces simply because a machine can reach them; where lower pressure or another treatment is more appropriate, we will explain that before work begins.

Concrete, block paving, natural stone and coated surfaces behave differently.
Condition & joints
Loose pointing, failed joints, damage or previous coatings can change what is safe to do.
Contamination
Algae, general dirt, black lichen, oil, rust and paint do not all respond to the same treatment.
Surroundings
Walls, planting, doors, drains, vehicles and neighbouring property need to be considered.

Assess the surface
Identify the material, condition, staining, drainage and vulnerable adjoining areas.
Prepare the work area
Move or protect suitable items, plan runoff and establish safe access around the cleaning zone.
Clean methodically
Use controlled equipment and techniques appropriate to the surface rather than maximum pressure by default.
Finish & advise
Rinse and tidy, then explain drying time, displaced jointing, re-sanding or other sensible follow-on work.
Good to know
Pressure washing and soft washing are not interchangeable.
Pressure washing relies mainly on mechanical cleaning power and suits many robust hard surfaces. Soft washing uses lower pressure with a treatment-led approach for suitable organic contamination on more sensitive exteriors.
Block paving
Cleaning may displace jointing sand; re-sanding is normally considered after the surface has dried.
Natural stone
Stone type, pointing and condition matter. Some surfaces need a gentler or specialist method.
Render & coated walls
These are not treated as standard pressure-washing surfaces; soft washing may be more suitable.
Stain limitations
Oil, rust, paint, deep lichen and historic staining can have different treatment needs and may not fully disappear.

For schools, offices, managed developments and operational sites we can consider working hours, pedestrians, vehicles, water access, drainage and segregation of the work area as part of the quotation.

The actual job determines the quotation.
We do not force complex property-care work into a misleading universal price. Size matters, but so do condition, access, materials, waste, frequency and the method required.
Area & surface
Square metres matter, but material and condition can matter just as much.

Staining, re-sanding, separate treatments or sealing where appropriate.

Pressure Washing FAQs.
These answers cover the questions we hear most often. Your written quotation remains the definitive scope for your individual property or site.
Can every surface be pressure washed?
No. Material, age, pointing, coatings and existing damage need to be considered. Fragile or pressure-sensitive surfaces may need a different method.
Do you pressure wash render?
Not as a standard method. Render and other delicate exterior finishes are assessed for lower-pressure treatment through our Soft Washing & Render Cleaning service.
Will pressure washing remove every stain?
No. Organic build-up can often improve significantly, but oil, rust, paint, deep black lichen and absorbed staining can require different treatment and may leave residual marks.
Do you re-sand block paving?
Yes, where separately included and appropriate. The paving normally needs to dry before suitable kiln-dried sand is brushed into the joints.
Do you seal paving after cleaning?
It can be assessed as separately quoted follow-on work. We do not present sealing as essential for every surface or every clean.
Do you clean commercial areas?
Yes. Suitable commercial hard surfaces can be assessed around access, drainage, pedestrians, vehicles and the site's operating requirements.
